What Can Buyers Negotiate Besides the Price?
What Can Buyers Negotiate Besides the Price?
When buyers think about making an offer, the first question is usually:
“How much should we offer?”
That matters, of course.
But the purchase price is only one part of the negotiation.
Depending on the home, the seller, the market, and your financing, there may be several other things worth discussing.
Closing Costs
A buyer may be able to ask the seller to contribute toward allowable closing costs.
For some buyers, saving several thousand dollars in cash at closing can be more valuable than negotiating the same amount off the purchase price.
Repairs or Credits
After an inspection, buyers may negotiate for certain repairs to be completed before closing.
In some situations, a credit may make more sense than asking the seller to handle the work.
The right approach depends on the repair, the loan, and the terms of the transaction.
A Rate Buydown
Instead of only negotiating the price, there may be situations where seller funds can be used toward an allowable mortgage rate buydown.
That could potentially reduce the buyer’s monthly payment.
Again, this depends on the loan program and lender guidelines, but it can be worth comparing the numbers.
Appliances or Other Items
Sometimes buyers want a refrigerator, washer and dryer, or another item to remain with the property.
Those items can sometimes be included in the negotiation, although personal property and financing rules need to be handled carefully.
A Home Warranty
A buyer may ask the seller to provide or contribute toward a home warranty.
That can give some buyers added peace of mind during the first year of ownership.
Timing and Possession
Not every negotiation is about money.
A buyer may need a particular closing date.
A seller may need extra time to move.
Sometimes flexibility with timing can make an offer more attractive without changing the price at all.
The Best Deal Isn’t Always the Lowest Price
That’s really the point.
A strong offer looks at the whole transaction.
Sometimes the smartest move is a lower price.
Sometimes it’s help with closing costs.
Sometimes it’s repairs, a rate buydown, appliances, timing, or another term that matters more to you.
The goal is not simply to “win” the negotiation.
The goal is to structure an offer that makes sense for your situation.
