Before You Start Touring Homes, Take This First Step

by Ed Dembowczyk

Here’s a question we hear all the time: “Should I get pre-approved before I start looking at houses?”

Our advice: talk with a lender before you begin serious house hunting. It can make the search clearer—and help you feel better prepared when you find a home you love.

A pre-approval generally means a lender has reviewed financial information and provided a letter indicating what you may qualify to borrow, subject to conditions. It isn’t a guaranteed loan offer, and you’re not committed to using that lender.

Here’s why it’s worth doing early:

You can build your search around a realistic budget.

A lender can help you understand possible loan options and estimated payments. Then you can decide what fits comfortably alongside your other expenses and goals. The amount you qualify to borrow and the amount you want to spend may be different.

It can strengthen your offer.

A pre-approval letter helps show sellers that you’ve started the financing process. It doesn’t guarantee your offer will be accepted, but it can help a seller evaluate your readiness to buy.

You have fewer things to scramble over later.

Starting the lender conversation early gives you time to gather documents, ask questions, and work through issues before you’re trying to make an offer.

You may also hear the term “pre-qualification.” Lenders use these terms differently, so ask what information they’ve reviewed, what conditions remain, and when the letter expires. Also ask about any fees, required documents, and expected turnaround time.

One more thing: a house payment is only part of the picture. Leave room for utilities, maintenance, insurance, taxes, and the everyday life you want to enjoy in your next home.

House hunting is exciting. Falling in love with a home before you know your comfortable budget? That can be a little harder on the heart.

If you’re not sure where to start, get in touch and let us know. We can help you organize your questions and connect you with lenders so you can compare your options.
