A Certificate of Eligibility, or COE, documents your VA home loan benefit. Your lender must still review your credit, income, and the property.
Know your cash needs
Eligible buyers may buy with no down payment. Closing costs and a funding fee may still apply. Ask for an estimate of the money you will need.

Think beyond bedrooms: commute, healthcare access, upkeep, internet, and how much land you want to maintain.

Veteran homebuyer FAQs
Who may qualify for a VA home loan?
Eligibility can include Veterans, active-duty service members, qualifying National Guard and Reserve members, and certain surviving spouses. Service history and other rules matter. Check the official eligibility requirements.
How do I get my Certificate of Eligibility?
You can request a COE online, through a lender that can access VA's system, or by mail. Required documents depend on your service. Follow VA's COE instructions.
Does no down payment mean no money out of pocket?
No. A qualifying VA-backed purchase may need no down payment, but closing costs, prepaid expenses, and a funding fee may apply. Appraised value and available entitlement also matter. Ask your lender for your estimated cash to close. Review VA loan costs.
What is the VA funding fee, and can it be waived?
It is a one-time fee that applies unless you qualify for an exemption. Examples include certain Veterans receiving service-connected disability compensation and eligible surviving spouses receiving DIC. Have your lender confirm your status. See all exemptions and current fee tables.
Can I use my VA loan benefit more than once?
Yes, the benefit can be used again. Available entitlement and restoration rules affect your next purchase. Ask your lender to review your COE and any existing VA loan. Learn about entitlement.
Can I buy a home with acreage?
Potentially. VA does not set a maximum acreage limit, but the property must qualify as a residential purchase and meet appraisal and lender requirements. This is not a farm-business loan. Is a VA appraisal the same as a home inspection?
No. An appraisal assesses value and is part of the loan process. It does not replace a home inspection. An inspection can help you understand the home's condition and repair needs. Read VA's explanation.
Does Tennessee offer property-tax help for Veterans?
Tennessee offers property-tax relief for qualifying disabled Veterans and certain surviving spouses. It is not an automatic exemption for every Veteran. Check eligibility and application details with your county trustee. Visit Tennessee's Property Tax Relief program.
