July 2026 Real Estate Market Information
The July numbers are in, and Northeast Tennessee’s housing market continues to move toward a healthier, more balanced pace.
Here are a few highlights compared with July 2025:
🏡 Home sales increased 4.7%
A total of 794 homes sold during July, compared with 758 last year.
💰 Prices continued to rise—but at a moderate pace
The median sale price increased 1.2% to $288,500, while the average sale price rose 2% to $337,345.
📋 More homes entered the market
New listings increased 3.5%, giving buyers additional choices in some price ranges.
⏳ Homes are still taking time to sell
The average cumulative market time was 93 days. Correct pricing, preparation, and marketing remain critical for sellers.
🤝 Buyers may have room to negotiate
Homes sold for an average of 94.4% of their original asking price. That does not mean every seller will accept a major discount, but it shows that unrealistic pricing is often being corrected.
What is happening at different price points?
Under $250,000: Sales increased nearly 6%, while active inventory declined 6%. Affordable homes remain competitive, especially when they are in good condition.
$250,000–$399,999: Sales were essentially unchanged from last year, and inventory declined slightly. This remains an active and important part of our market.
$400,000–$499,999: Sales increased approximately 5%, with a modest increase in available inventory.
$500,000 and above: This category experienced the largest inventory growth—up 18%—but sales also increased nearly 14%. Buyers have more options, while sellers face more competition.
What does this mean for you?
For buyers, there are more opportunities to compare homes, negotiate, and include reasonable protections in an offer. However, desirable homes—especially those under $250,000—can still move quickly.
For sellers, homes are selling, but buyers are more selective. Pricing the home correctly from the beginning and presenting it well are more important than ever.
The market is not crashing, and it is not booming. It is becoming more balanced—and that makes having the right strategy essential.
